Property Revaluation
The Dubai Land Department issues official valuation certificates — a formal, dated statement of the property’s market value on DLD letterhead. Authorities, banks and courts accept it as the legal reference point. It is used wherever a title deed alone cannot prove the value.
At a glance
What we handle
- The DLD application, opened on the government portal
- Upload of the title deed, Oqood and supporting identity
- Property inspection, where DLD requires one
- Payment of the government valuation fee
- Collection of the certificate once approved
What you provide
- 01Title deed or Oqood copy
- 02Passport, Emirates ID and visa copy of the owner
- 03Floor plan or developer handover document, where available
- 04Mortgage statement, if the property is financed
How it works
Step by step.
Documents
Send the title deed or Oqood, identity documents, and any mortgage statement. We check the file is ready for DLD.
Application
We open the case on the DLD portal and pay the government fee. You receive the case number the same day.
Inspection
Where DLD requires one, an inspector visits the property. We coordinate the appointment with you.
Certificate
DLD issues the signed valuation certificate. We deliver the digital copy and any hard copies you need.
Good to know
Before you start.
Residency eligibility
Where a title deed shows a value below the Golden Visa threshold but the true market value clears it.
Property gifting (Hiba)
Mandatory for calculating the 0.125% DLD gifting fee when transferring to first-degree relatives.
Mortgage and refinance
Banks require a fresh DLD valuation before releasing or restructuring a loan.
Inheritance and courts
Dubai Courts use the certificate to fix the estate value for distribution.
Corporate tax and review
Auditors use it to establish fair market value of a property on a company’s books.
Ownership transfer
Establishes the legal minimum price for DLD transfer-fee calculations.
