DLD Trustee Services
A Dubai property transaction is completed at a Dubai Land Department trustee office. Whether you are buying, selling, gifting, or releasing a mortgage, the file has to be prepared before the appointment. We check every document, guide the parties, and make sure the transfer goes through on the day.
At a glance
What we handle
- Pre-check of every party’s documents before the appointment
- Power of attorney and signatory review
- Developer and bank document guidance
- A transaction-ready checklist you bring to the trustee
- Coordination with the trustee office on the day
What you provide
- 01Title deed or Oqood
- 02Passport, visa and Emirates ID of buyer and seller
- 03Signed MOU (Form F) or sale and purchase agreement
- 04Developer NOC
- 05Mortgage documents or bank NOC, if any
- 06Power of attorney, if a party cannot attend in person
How it works
Step by step.
Pre-check
You send the documents you already hold. We tell you which ones are missing and which need a NOC, valuation, or update.
Coordination
We speak to the developer, the bank and the trustee office to fix the appointment and confirm the exact fee total.
Appointment
Both parties (or their attorneys) attend the trustee office. The trustee reviews the file and the transfer is executed the same day.
Handover
The title deed is issued digitally to the new owner’s DLD account, and any mortgage is registered or released on the spot.
Good to know
Before you start.
Property sale transfer
Buyer and seller transferring a completed property, with the trustee acting as the official middleman.
Title deed issuance
First-time registration of a property handed over from the developer, replacing the Oqood with a title deed.
Gift transfer (Hiba)
Transferring a property between first-degree relatives, where fees and forms differ from a sale.
Mortgage release and registration
Releasing a mortgage after final payment, or registering a new mortgage against the property.
NOC and developer coordination
Getting the developer’s no-objection certificate and clearing service charges before the trustee appointment.
Valuation and supporting documents
Commissioning the DLD valuation certificate required for a mortgage or gift.
